How to Rent Through Gem Lettings

Application Form
Complete an application form and return it to us.
Landlord Approval
We speak to the landlord and put forward your interest for approval.
Holding Deposit
Pay holding deposit (one week's rent) to secure the property.
Referencing
We complete full referencing and ID checks for all applicants.
Tenancy Agreement
Sign and return the tenancy agreement once approved.
Final Payment
Pay remainder of deposit and first month's rent in advance.
Move In
Collect keys on your tenancy start date and move in!

Payment Timeline
- Holding deposit: One week's rent (refundable if landlord cannot proceed)
- Final payment: Remainder of deposit + first month's rent
- Standing order required for ongoing rent payments
