    The RRA Database

    Landlord reviewing registration information for the RRA database

    There has been more information regarding the database, so I wanted to pass over the information.

    I have detailed the information below in bullet points so hopefully it’s easier to read.

    • The commencement database has been split into regions and the South East region is 15th March 2027 to 14th June 2027.
    • During this date you need to register as a Landlord.
    • Every Landlord must register. So, if on the Land Registry the property has 4 owners, for example, every owner needs to register, not just one or two.
    • Limited Companies also need to register.
    • The cost is £65 per property, per year.
    • Step 1 – Landlord sets up an account on the Government website.
    • Step 2 – Landlord registers themselves (LRN). Joint Landlords will need to register separately to get their own landlord registration number (LRN).
    • Step 3 – Register the property to get a property registration number (PRN).
    • For individual Landlords you must provide your date of birth, residential address, phone number and email address.
    • For Ltd companies or other corporate bodies you must provide the company name, legal entity, contact address (not a PO address), name, email address, date of birth and phone number of the person submitting the registration on behalf of the organisation. You must also provide the name of the nominated contact within the organisation for the purposes of the database, along with their email address and phone number. Companies House registration number should be provided if applicable. Where a Companies House registration number is not provided, the names, dates of birth and addresses of all directors, trustees, partners or members of the government body of the organisation are required.
    • The tenancy information must then be provided, which includes the number of tenants, number of households and whether it is let unfurnished, part furnished or furnished.
    • Once a region’s 3-month window closes, the property cannot be advertised without an LRN or PRN in the listing.
    • The Government have said the following fines may apply if the above is ignored: a rent repayment order of up to 24 months’ rent; you cannot advertise or market a property if it is not on the database or if it has out-of-date information; a £7,000 to £40,000 fine; criminal prosecution; additional fines if there is no remedy within 28 days; and you cannot evict a tenant.
    • Other information that will need to be put on the database includes the annual gas safety certificate, the electrical certificate and the EPC. Any new certificates will need to be put onto the database so that it is kept up to date with the valid certificates.
